OFFICE p.S. was asked by the clients to take this 28 unit mixed-use project in the heart of downtown Culver City, through the arduous entitlement process. This site is located across from the school district offices as well as a series of historic city designated homes. Our expertise in urban design and thorough understanding of applicable zoning and building codes enabled us to bring a methodical approach to this process. This years long effort included working diligently with the city redevelopment agency as well as the downtown neighborhood association in drawing up a set of design and development standards that worked for all concerned. Utilizing a series of 3d digital massing models all the way to refined 3d photo montages of the proposed project on the site, numerous studies were done and many city meetings were set up to present these iterations in the process. OFFICE p.S. successfully got the city council and all those involved to approve this wonderful and much needed housing and retail building to Culver City. Post approval services include working with the public works, parks and recreation, and building agencies to coordinate and implement many of the conditions of approval.
